405 Bourke Street is an exceptional Prime grade office development in the mid-town precinct of Melbourne CBD, encompassing new generation workspaces, generous car parking, and high quality new retail arcade.

Construction of the steel-structured tower commenced in 2018. Built with around 10,000 tonnes of structural steel and 31,795 cubic metres of concrete, the tower comprises 66,000 square metres of net lettable area over 30 office levels. The flexible and efficient side core layout will offer open-plan workspace ranging from 2,150 to 2,300 square metres.

The redevelopment of the CBD site involved both the demolition of existing buildings and construction of a 40 storey tower comprising of office and lower level retail premises with a gross floor area of 106,4m2

Developed by Brookfield Properties, 405 Bourke Street is jointly owned by Brookfield and ISPT. The design team includes Woods Bagot for base building and Hassell for fitout. With the overall design targeting a 5 Star Green Star Office Design rating and a minimum 5 Star NABERS Energy Rating.

Innovative construction methods were required to enable the building to cantilever 10 meters over a heritage building beneath, which is being restored as part of the project. The tower’s cantilever structure at its base allowed the tower to use airspace above an existing apartment complex, melding a new build over the heritage façade of the Bourke Street property.
