25 Sky Road - Melbourne Airport Business Park

This distribution centre features advanced refrigeration zones and specialised construction methods.

DCWC was engaged by APAM to provide Project Management services on the construction of 25 Sky Road West within the Melbourne Airport Business Park. The project entailed the construction of a new distribution centre featuring chillers, freezers and blast freezers offering storage spaces with the capability of reaching as low as negative 21 degrees celsius.

The complex operational requirements of the tenant, coupled with Melbourne Airport Business Park’s focus on tenant integration, required detailed stakeholder engagement throughout the design and construction of the distribution centre. The construction phase of the project lasted for approximately 11 months and included:

  • Total site area of 31,500m2 including building, hardstand, carpark and landscaping;

  • Construction of the distribution centre building with an area of 10,000m2;

  • Refrigeration zones within the centre were built to be completely impermeable to mitigate the risk of condensation and ice forming within these areas. To achieve this, the structure had to be completely sealed with specialised doors and hardware systems facilitating controlled air flow, as well as maintaining the temperature drop to avoid negative impact on the structural integrity of the slab;

  • The slabs were constructed using an insulated dual slab with a subfloor capable of taking glycol pipework; and

  • The site at 25 Sky Road includes 126 car spaces, 10 truck space, provision for future parking, 2 story office building with dedicated outdoor area.

With the completion of 25 Sky Road, DCWC’s project team continue their work on various other projects within the Business Park including multiple speculative warehouses and stage 2 of Sky Road.
