Construction is about to start on a new social housing development in Bellfield that will result in 58 new homes for people on the priority access list of the Victorian Housing Register.

Built on land owned by the City of Banyule, the Bellfield Social Housing Project is being developed by Launch Housing, made possible through the Victorian Government’s Big Housing Build.

The Bellfield Social Housing Project provides 58 dwellings that follow four-story building will include an innovative and inspirational design from ARM Architects that showcases best practice in affordable housing.

The development will be built on public land owned by the City of Banyule that has been leased for 50 years to Launch Housing who will develop the build and manage the building when complete.

Donald Cant Watts Corke was engaged to provide Quantity Surveying services on the project. During project due diligence DCWC was further appointed as Project Managers and have been involved through coordinating site investigation and surveys, overseeing all design phases (concept design, schematic design, and design development), town planning process, tender period, and main work contract award to Balmain & Co.

DCWC will fulfill the Superintendent’s representative and client Project Manager role throughout the construction phase to the completion of the Bellfield Social Housing project.

The four-level building will feature an open garden space, basement car parking and will sit adjacent to the, soon to be built, new Bellfield Community Hub and relocated Community Garden.

The building includes a variety of sustainable features that will help achieve a 7.5 NatHERS rating including:

  • An innovative all timber structure that will reduce the development’s embodied carbon.
  • High-performance façade.
  • Passive heating/cooling initiatives.
  • A solar PV panel array on the roof.
  • A recyclable façade system.

These environmentally friendly initiatives will dramatically reduce utilities costs for residents and the building’s overall environmental impact.

The delivery of social housing at Bellfield will provide housing for low to moderate income earners within the community and enable those individuals to have the assurance and security of somewhere to live.
