A new benchmark for student accommodation
This development is leading the way in sustainable student housing and setting a benchmark for future campus accommodation projects. Monash is the first Australian university to complete a low-cost housing development through the National Rental Affordability Scheme (NRAS).
NRAS is a long term commitment by the Australian Government, in partnership with the states and territories, to invest in affordable rental housing. The aim of NRAS is to encourage investment and innovative delivery of affordable housing, increasing the supply of affordable rental housing for low to middle income households.

Environmentally sustainable design
This is the first project in Australia to receive a 5 Star Green Star Multi Unit Residential Version 1 rating for design by the Green Building Council of Australia. The project is also targeting a 5 Star Green Star As-Built rating.
Focusing on environmentally friendly design features, the project team made substantial achievements:
- A 153kw photovoltaic array, the largest residential installation in Victoria, to produce hot water
- 150,000 litres of water storage
- Grey water treatment of showers and hand basins for use in toilets
- Incorporation of natural ventilation and exhaust systems, removing the need for air-conditioning and gas fired central boilers
- Productive garden beds planted with fruit trees and herbs
- Selection and utilisation of appliances with the highest energy star ratings

Accommodation functionality and design
To increase life and activity around the Clayton campus, the accommodation was developed close to the campus centre, increasing demand to campus services and encouraging the use of public transport.
The development incorporates two, five-storey buildings, each containing 300 residential apartments with associated common facilities. These include a games room on the fourth floor and a communal room on the second floor of each wing. In addition, there are laundry facilities, central lifts and BBQ facilities in the landscaped outdoor spaces.
Accommodation comprises of studio apartments, two and three bedroom apartments and communal spaces. Apartments at the facility are fully self-contained and include kitchen facilities, ensuite bathroom and living space with VoIP and WiFi coverage.
